Real Estate Continuing Education
This course will provide students with the necessary continuing education required under the MA & NH Real Estate and Continuing Education Law. We provide reliable continuing education both live and online.

This class covers the various house styles from 1620s to 2008. Upon completion of this course, students will be able to identify the differences between and learn the origins of Post-Medieval, Georgian, Federal, Greek Revival, Victorian and Modern homes. Hundreds of home details and styles are jam-packed into this must-see course.
Selling Historical Homes
The history, rules and regulations of home preservation acts are covered in detail. Students will gain a better understanding of problems and damage found in old homes—think asbestos, vermiculite and old slate—and learn how to avoid liabilities of misrepresentation.
Buyer Agency
History and specifics of agency and disclosures are detailed in this course. Our instructor outlines the requirements and time frames for disclosure of dual agency. Students will also learn about Chapter 93A, home inspections and lead paint disclosures.
Contract Law
Contract construction will be at the forefront of this course designed for and taught with real estate agents in mind. Students will learn the differences between an oral and written contract and executed and executory contracts and will understand how to properly use boiler plate contracts. The statute of frauds will also be discussed.
Title V – Septic
Title V laws governing septic systems will be discussed in this course based around the current rules and regulations required for inspections. Students will learn what to do when a system fails, and learn the procedures for installing septic systems, from deep hole and perk tests to engineered plan approval. Words like Tight Tank, Envirosystem Infiltrator, Fast System, Baffles, and D boxes will be understood. You'll love this class even if it is a crappy subject!
Property Management
Everything that goes into managing a property is covered in this course. Those in attendance will understand the difference between a special and general agent and learn the licensing requirements for all property managers. SORI and CORI checks are also covered, as are fair housing and Section 8 concerns.
General Real Estate Rules and Regulations
This class is an overview of real estate laws, rules and regulations. We will discuss agency laws and disclosure requirements, apartment rental disclosure forms, the sex offender registry, consumer protection laws, anti-trust laws, escrow rules and much more. This is a real eye opener. You won't believe what you forgot from the day you originally passed your real estate test.
Comparative Market Analysis (CMA)
The difference between a Comparative Market Analysis (CMA) and a Broker's Price Opinion (BPO) are outlined in this course. The various approaches of appraisal, income approach, market approach and a cost approach are detailed, with the student understanding the importance of the laws that govern CMAs and appraisals, as well as the responsibilities and liabilities of providing CMAs.
Commonly Used Forms
Students will learn how to properly fill out the state- and federally-mandated forms such as the Consumer Relationship Disclosure form, Dual Agency and Designated Agency Consent form, a Home Inspection Fact Sheet, Lead Paint Property Transfer and Tenant and Short-Form Vacation Rental forms. Avoid possible fines and Chapter 93A consumer protection violations by learning the proper way to complete this paperwork.
Zoning & Building Codes
Zoning and building code history is detailed in this course that will also offer an overview of health and building departments. Students will learn the liabilities that could come with improperly listing a property. A legal living room and bedroom will be defined, along with the differences between a cellar and a basement. This eye-opening course also highlights the truth about radon, asbestos, lead and carbon monoxide.
Residential New Construction
The students will learn best practices when selling new construction properties. This is a comprehensive course that covers all aspects of new construction from the purchase contract, punch list, change orders, home inspection, covenants, builder warranty, house plans, new energy codes, solar panels etc. Packed with dozens of pictures of the building process from excavation to occupancy permit.
Anti-Trust
Anti-trust laws from the 1800s to today are covered in this class that teaches students what to say—and not say—in order to stay out of serious legal trouble. This class details boycotting, price fixing and how easy it is to be liable under anti-trust laws.
Fair Housing
Protected classes are outlined in this course that offers training for real estate professionals to avoid serious liability. Students will learn how, at no cost, a client can sue an agent and seller for discrimination. Insurance coverage and the Housing and Urban Development system are also covered in this must-attend class.
High Performance Green Homes
All real estate agents and contractors are encouraged to attend this two-hour class. Packed with information about high performance homes and buildings, the class provides an overview of Energy Star and LEED design buildings. This course will teach you what 'green' actually means! Students will understand the meaning of sustainability, as well as the requirements to maintain LEED certification at the silver, gold and platinum levels. Energy efficient mortgages, climate change, tax credits and solar heat are also discussed.
Advertising Compliance and the Law
Federal and state laws, along with the code of ethics that govern advertising are highlighted in this course. Types of advertising—newspapers, print and electronic media, direct mail and phone calls—are outlined. Our instructor will discuss the "do not call" registry and share the proper methods to fax and email clients and customers.
M.G.L. c. 93A, Consumer Protection & Business Regulation
This class will revisit the history and creation of the Massachusetts Consumer Protection law known as 93A, which allows consumers to take action against deceptive or unfair business practices. Students will learn the proper procedure for complying with demand letters and how to avoid the overwhelming triple damage liability associated with 93A. Real estate agents are held accountable to 93A regulations every day—make sure you are aware of the rules!
21-E and Brownfields
Learn about the Massachusetts cleanup law known as Chapter 21E and the Brownfields Act that governs the cleanup and redevelopment of brownfield properties. Students will become familiar with what these contaminated properties have in common and understand the serious liabilities associated with brownfield polluted property disclosures. This eye-opening class also details federal EPA environmental laws such as Clean Air and Clean Water acts and endangered species rules.
The Wetlands Protection Act
Regulations, laws and liabilities associated with the Wetlands Protection Act are covered in this course. Students will learn the history of wetlands protection and come to understand terms like 'buffer zone,' 'vernal pool,' 'oligio,' and 'Messo Eutro.' This class will describe proper procedures for building on or near wetlands and detail issues such as milfoil and Secchi readings. Don't sell properties near wetlands, lakes or rivers without taking this class!
Real Estate Laws and Regulations for Owners and Managers
Equal Employment Opportunity Commission guidelines are covered in detail during this class. Students will understand what goes into owning a real estate firm, from vicarious liability and criminal investigations to sexual harassment protocols. Before opening your own office, be sure to attend this class.
Appraisal Process
This course takes students behind the scenes of an appraisal firm and highlights the requirements necessary to become a licensed and certified appraiser. Learn the difference between the cost, market and income approach and how to deal with falling market prices.
Condominiums, Cooperatives and Timeshares
Various types of condos—garden style, townhouse, duplex, commercial, industrial and residential—are discussed during this course. Students will learn how a condo's common area is designated and what is involved with the master and unit deeds and other rules and regulations governing tenants. Annual budgets, assessment and tax issues are also covered. Students will also learn about co-ops and time share ownership, condo conversion, due diligence and owner-occupied rules.
Lead Paint – Residential Sales and Rentals
All things lead are discussed in this must-attend class. Students will learn how to fill out lead paint disclosure forms and find out the difference between a deleaded and lead compliant home. Renovation, Repair and Paint (RRP) laws—and the penalties for non-compliance—will be covered in detail. This is a serious topic: More than 300,000 children under age 5 suffer lead poisoning each year in the U.S. and the fines for realtor non-compliance can amount to $11,000 per violation.
Financing
Stay up-to-date on the latest updates in the ever-changing financial landscape. This class covers the particulars of FHA, VA and conventional loans, credit checks and credit scores, condo financing, state financing programs and underwriting. All real estate agents should attend this class.
Smart Growth/Smart Energy
A green movement is sweeping the country. This class covers the principles and tools in a smart growth toolkit. Real estate agents are taught the smart growth principles utilized by developers, real estate agents and town planning departments, including TIFs, DIFs, smart parking, ADUs, accessory dwelling units, agricultural preservation, transit-oriented development, workforce housing, low impact development, brownfields and much more. This is a must-see class for all agents.
Residential Rental, Landlord/Tenant Issues
A must for all landlords and property managers and anyone who sells investment properties, this class illustrates what is required from a landlord and/or an agent renting apartments. The course covers how to screen tenants, what can and cannot be asked of tenants, lead paint and fair housing laws and much more. Students will also learn how to evict and how to distinguish between tenants at will or those bound to a lease.
Americans with Disabilities Act (ADA)
Commercial and residential real estate agents should not miss this class that covers the rights of individuals with disabilities. Students learn who is protected, what property is covered and who is responsible to make modifications. The liabilities for non-compliance are also detailed.
Environmental Issues
Liabilities and the health risks associated with lead paint, radon and asbestos are covered in our Environmental class. Students will learn the most effective way to monitor for carbon monoxide and water quality and will become experts in remediation costs and oil tank laws.
Offers
Students will better understand the seriousness of the offer after completing this class. An offer is a legally-binding contract and all wording needs to be carefully chosen. A few wrong words or omissions can hold buyers legally responsible for the purchase of a home they may no longer want, leaving agents involved in a legal battle between buyer and seller. Contingencies including septic, insect, mold testing and home inspections, along with financing, need to be carefully thought out before presenting an offer.
Due Diligence in Seller(s) Representation in Residential Real Estate Transactions
Students will learn what is meant by the term due diligence. What is expected of them according to the rules, regulations and practices? What are the agent's responsibilities to their buyers and sellers? A WISP plan and how buyers and sellers can advocate for themselves is also discussed. The instructor will go over how to check deeds, verify ownership and check for liens. Also, do agents have to disclose ghosts, suicides or murders? This class will answer those questions and much more!
Disclosure, Disclosure, Disclosure
This class is a real eye opener for all students. Many agents are surprised to learn that there are so many disclosure requirements from the moment you meet a client and customer to the day of closing and beyond. We cover consumer protection, code of ethics, real estate laws and rules, MLS, and common law disclosures that must be followed — including disclosure of agency, lead paint, home inspector, environmental issues, and caveat emptor concerns. There are so many we need to talk about. This is a great class.
Code of Ethics
Students will learn the history of the real estate code of ethics from its inception in 1913 to today. The code of ethics has also been used as the basis for real estate license law. The codes and laws all agents must follow are comprehensive and important for all agents to be familiar with. Real estate agents will learn how to treat clients, customers, the general public, and other real estate agents. We discuss proper requirements related to fair housing, advertising, agency laws, disclosures, and various client and customer relationships. This class is a real eye opener.
Purchase & Sales
The student will learn the purchase and sales contract from beginning to end. The purchase contract must be prepared correctly — any mistake can become a serious problem for clients, customers, and real estate agents. We discuss different forms of deeds, registered vs. recorded land, marketable vs. insurable title, contingency clauses, the time is of the essence clause, and what liquidated damages means. This class is much more interesting than you would think. It is a real eye opener to learn how complex the purchase and sales contract is.
Residential Inspections
Students will learn the laws governing home inspectors and the home inspection process. Home inspectors are required to be state licensed and must follow a strict scope of work and provide a detailed written report. Students will learn what items and areas of the house must be inspected as well as the limitations of the home inspector — for example, inspectors cannot give estimates on work needed, cannot turn on components that have been shut down, and reports are confidential between client and inspector. Students will also learn best practices for having the house ready for the inspector: attic accessible, animals in cages or out of the home during inspection, any repair receipts available for review, and all doors and windows closed 12 hours before inspection for radon testing. Home warranties and so much more. This is a great class.

C046 – NH Core Class
The student will learn several of the newest laws that affect the real estate business, such as law changes in lead paint, septic, water testing, radon, new first time CE renewals, and ADU mandates. How to inform the commission of a change in brokers or personal address. We discuss declaratory rulings on agency disclosure, payments to LLCs, and broker supervision. The difference between designated and non-designated agents. When to provide consent and notice of agency.
Students will learn: Mandatory disclosure rules on septic, well, lead, and insulation; mandatory notice rules on radon, condos, solar panels, and methamphetamine; fair housing warnings, WISP plans, clue contingencies, mold issues, water quality shoreline protection, RESPA do's and don'ts, antitrust boycott, price fixing, and dividing the market. This is a jam-packed class you will truly enjoy.

We provide the EPA-HUD and MASS-DOS RRP certification course. This course is a state and federal requirement and mandatory for all contractors in the U.S., including Painters, Electricians, Plumbers, Carpenters, and Renovators. Federal law requires contractors that disturb lead-based paint in homes, child care facilities and schools built before 1978 to be certified and follow specific work practices to prevent lead contamination. You will receive an RRP certificate at the completion of the 8-hour one-day course.
